What are the requirements to rent a property via LWF?
All tenants need to successfully pass our comprehensive reference checks. You need to have a positive landlord reference, an income of 2.5x the annual rent (or 30x the monthly rent) and no County Court Judgements (CCJ’s).
What happens if I fail the reference checks?
If your reference checks are negative, we will try to find alternative solutions to try and secure the property for you. This may include asking you to pay 6 or 12 months rent upfront or providing a guarantor.
What do I need to pay to secure a property?
You will need to pay 1 weeks rent as a holding deposit to commence your reference checks. If you fail your reference checks, the deposit will be non-refundable. If you successfully pass your checks, you will be required to pay 1 months rent and 1 months deposit (minus your initial holding deposit) before moving in to the property.
Where will my deposit be held?
Your deposit will be registered and paid to The Deposit Protection Service (DPS) The Deposit Protection Service. You will receive a certificate as confirmation of the registration within 30 days of moving in.
Am I allowed to make changes in the property?
You will be required to seek permission from LWF or the landlord in writing to make changes such as decorating or hanging TV’s.
